Like other areas of Mr. Cooke's practice, he has maintained a database of his work over the years and, in many cases, is able to quote a flat fee for the representation.

If you are interested in the standard representation, Mr. Cooke's fees are as follows:

Representing Buyers in the Standard Purchase of a Home $400.00
Representing Sellers in the Standard Sale of their Home $500.00

Cancellation Fee if transaction does not close $200.00

Occasionally, additional work is required because of the uniqueness of the transaction and the parties' needs.

If additional work is needed, Mr. Cooke will discuss the work and fees and obtain your authorization before proceeding.

These potential additional services include, but are not limited to,very specific customized work on a home, additional contracts such as pre- or post-possession agreements, power of attorneys or preparation of contracts and materials when brokers are not involved.

Power of Attorney, Limited (One person) $50.00

Many clients require customized representation and detailed negotiations in the purchase or sale of their home. An example of this is when a client is buying land and entering into a purchase contract before construction has begun.

This kind of work is very detailed and action oriented. It cannot be done on a flat fee. However if you break down the component parts of the transaction, it may be possible on a particular project to flat fee bill the transaction.

By using technology to track and determine the amount of time a project takes, Mr. Cooke is able to flat fee bill a variety of transactions and provide clients with cost stability, oversight and control.
