and product leases.
Leasing, like
licensing, gives one party the right to use property owned by someone
else. Unlike, licensing, however, a lease is almost always an exclusive
right. The most common leases involve leasing real estate or equipment.
Leasing, whether
it is real estate or equipment, may provide for lower monthly payments
and a smaller down payment than a purchase, but at the end of the
rental relationship you generally will not own anything. In addition,
default on a lease may mean losing use of the property and remaining
liable for some or all of the remaining lease term. Leasing, however,
allows you to use property or equipment that you could not afford
to purchase and in areas such as computer leasing, allows you to
upgrade systems upon entering into a new lease.
